It’s estimated there are over 60,000 condos and strata corporations across Canada, with 12,992 condo corporations in Ontario alone. Many of these are large properties with complex needs, effectively mini-municipalities. These little cities are run by volunteers (owners) and a property manager, if they’re lucky.
Outside of regular operational expenses like insurance or landscaping, one of the biggest costs to condos is upkeep of structural components of the property. Maintenance is hard enough for one home, now imagine doing it for seventy-five. Worse still, boards and property managers have a tendency to turnover often, meaning historical knowledge is often ephemeral.
CondoWrangler lets boards easily collect maintenance information, identify problematic patterns across the property, and act on those problems quickly and with confidence. With it, corporations own their data, so new board members or property managers can get up-to-speed quickly and reduce the time required to make decisions on fixing things.

Ingestion of maintenance issues
Path 1: In-person inspections
There are two main paths for getting information into the system.
Most boards perform an annual inspection where they walk the property and document problems. CondoWrangler is built to expedite this process: historical issues are accessible on a per unit basis, support for photo or video attachments per issue, image annotation, and AI-based auto-tagging for easy categorization.

Path 2: Email to ticket ingestion
CondoWrangler has a robust system for capturing maintenance issues sent by email and converting them into maintenance issues (think Zendesk, but for condos).
Owners send their maintenance requests via email as they always have.
The email is transformed into a maintenance request in CondoWrangler. It’s automatically tagged with the appropriate category and assigned to the relevant unit.
Directors and PMs have access to a full audit trail of inbound emails.
Identifying trends and understanding problems
Once problems have been recorded, the board needs to decide what to do about them. The first step is to get a high-level understanding of what issues exist across the property.
From there they can dig into specific issues and develop a plan for repair. Our AI Assistant can help them understand the nature of a problem, how they might go about fixing it, and what kind of contractor to call.
Boards get a bird’s eye view of problems across the property, grouped by issue type. The quantification of issues by group makes decision making much easier, as the scale of each problem is immediately apparent.
Boards can easily filter maintenance issues by type, making it easy to identify similar requests for inclusion in a batched job.
The CondoWrangler AI Assistant can examine the contents of a ticket and help boards better understand the nature of the problem, how it could be resolved, and the kind of contractor they might want to contact.
Taking action
Once a board is ready to take action on a specific group of issues, they can bundle those issues into a project. This project then acts as a source of truth for the work going forward. They can generate a PDF specification sheet for sharing with prospective vendors.

Branding & marketing
It’s said that “software is easy, distribution is hard”. While cliché, this statement is painfully true, especially in the new agentic development era. I spend a considerable amount of time marketing and selling CondoWrangler.
I created an approachable brand that resonates with everyday people, like those who sit on condo boards. Most software in this space looks exactly as you’d expect: stiff, corporate, templated. CondoWrangler stands out amongst the crowd because it feels approachable and has personality.
